Anteproyecto arquitectónico para un edificio de viviendas en la Ciudad de Guantánamo.

Abstract

La solución del tema de la vivienda constituye una cuestión de vital importancia dentro de la sociedad cubana. La presente tesis tiene como objetivo realizar el Anteproyecto Arquitectónico de un edificio de viviendas de 5 niveles, compuesto por 20 apartamentos en la ciudad de Guantánamo. Se microlocaliza en el Centro-Oeste de la misma. Su dirección es calle 13 de junio (Ahogados) entre las calles Avenida Camilo Cienfuegos y Ramón Pintó. Actualmente es una parcela descualificada y subutilizada. Dicho proyecto surge promovido por la Unidad Municipal Inversionista (UMIV) quien ha decidido ejecutar el mismo para dar solución a la necesidad de viviendas de un grupo de trabajadores vinculados a tareas del gobierno. El trabajo se desarrolló en dos capítulos. El primero se enfoca en un análisis histórico y referencial del tema vivienda. Se realiza una reseña histórica de la vivienda a nivel internacional, nacional y local. Se analiza el sitio de emplazamiento del edificio teniendo en cuenta aspectos que permitan conocer y evaluar las potencialidades y restricciones actuales de la parcela y sus alrededores. Se anexa a este capítulo el estudio de dos referentes arquitectónicos, uno nacional y otro internacional, relacionados con el tema en cuestión. En el segundo capítulo se llevará a cabo el desarrollo del programa arquitectónico, a lo que se le suman la idea conceptual y los criterios rectores que rigen la obra. Posteriormente se realizará el análisis de las variantes y se seleccionará la óptima. A esta variante se realizará el Anteproyecto Arquitectónico del edificio.

The solution to the housing issue is a question of vital importance in cuban society. This thesis aims to perform a Preliminary Architectural residential building 5 levels, consisting of 20 apartments in the city of Guantanamo. It is micro located in the central west side of the city. The street address is June 13 between Ave. “Camilo Cienfuegos” and Ramon Pinto. Currently it is a disqualified and underutilized land. This project arises promoted by the Municipal Unit Investor (UMIV) who has decided to run the same to solve the housing needs of a group of tasks linked to government workers. The work was developed in two chapters. The first focuses on a historical and referential analysis of the subject property. A historical overview of housing at international, national and local levels is performed. The location of the building site is analyzed taking into account aspects that reveal and assess the potential and current limitations of the plot and its surroundings. The study of two architectural references, one national and one international, related to the issue at hand is attached to this chapter. The second chapter will be held architectural program development, to which we add the conceptual idea and guiding principles governing the work. Later analysis of the variants will be made and the optimum is selected. In this variant will take the preliminary architectural building.
