Anteproyecto de Hostal para el edificio 306 de Avenida Manduley

Abstract

El hostal constituye un tema arquitectónico que no ha perdido vigencia a través del desarrollo experimentado por la industria turística. Se ubican mayoritariamente en edificios existentes que cuentan con valores ambientales, arquitectónicos o culturales, destacando así los atributos del mismo. En Cuba el auge que ha cobrado este tipo de servicio ha resultado de los trabajos de restauración en centros históricos donde el caso de La Habana deviene el más significativo. En Santiago de Cuba se trabaja actualmente en este sentido con el objetivo de fomentar el turismo de ciudad utilizando los servicios de alojamiento de pequeña capacidad como instrumento para mostrar la cultura de la ciudad. De ahí que el barrio de Vista Alegre, por sus altos valores y singularidad haya sido señalado como una zona con potencialidades para la inserción de hostales en antiguas viviendas y el punto que determina la implementación de estas propuestas es la creación de la Empresa Comercial Compay Tiago, adscrita a la Oficina del Conservador de la Ciudad (OCC). Para esto se seleccionaron seis inmuebles dentro de los que se encuentra el número 306 de Avenida Manduley donde radicaba la Empresa Provincial Porcino. Este es un edificio perteneciente al estilo neocolonial californiano que fue concebido como vivienda y que actualmente se encuentra en un regular estado de conservación, pero que presenta grandes potencialidades para el desarrollo de la nueva función. El objetivo del trabajo fue la realización de una propuesta de hostal que rescatara los valores arquitectónicos y ambientales del inmueble llegando hasta la etapa de anteproyecto. Se trabajó teniendo en cuenta las normativas existentes, las demandas del inversionista, las condiciones reales del inmueble y la metodología utilizada en la OCC como organismo rector del mismo. La conceptualización del proyecto planteó la reinterpretación del lenguaje arquitectónico del edifico original a través del uso de técnicas actuales, respetando sus valores y revalorizando el inmueble. Se realizaron cuatro variantes de zonificación hasta llegar a una final de 7 habitaciones, de la cual se elaboró la documentación técnica pertinente teniendo en cuenta el alcance propuesto y fue validada en la sede de la Empresa Compay Tiago. What determined the implementation of these propositions was the creation of Compay Tiago Company, appended to the Oficina del Conservador de la Ciudad (OCC). With this porpoise were selected six buildings located to begging their exploitation as hostels, among them was the number 306 of Manduley Avenue where was located the offices of Empresa Provincial Porcino. This construction belongs to the californian neocolonial stile and was conceived as a house that at present shows a regular conservation status. Placed at a privileged area of the neighborhood because of its closeness with main services and also because of its wonderful gardens that corroborate its potential to develop the new function. The objective of the job focus to carry out a hostel project proposition that were able to rescue the artistic and environmental values of the edifice, worked according to the existing normative, its real conditions and the methodology employed at the OCC. The concept established the reinterpretation of the original building’s architectonic language by means of modern techniques, revalorizing the whole. Were realized four variants of which was selected the final one with seven rooms. The technical documentation was elaborated within the set up reach and was validated at the offices of Compay Tiago Company.
